Setting the Stage

Once again, we had the pleasure of assisting a repeat client. Five years ago, I worked with our borrower, a distributor of retail and grocery items, to get an SBA 7(a) loan for their first warehouse in Atlanta.


The intervening years saw much growth and opportunity in the southeast. A few years ago, they moved to a neighboring state and rented warehouses hundreds of miles apart. With a bright future ahead, they decided to control their future by buying another facility and consolidating locations.


This time the SBA’s 504 program was the perfect fit.

The Challenge

A rent replacement loan may seem easy at first glance. But with rapid growth and formation of four new affiliates in recent years, the underwriting challenges were immense. We worked with our client through many meetings with their accountant, underwriters and attorneys. With each hurdle, the dream of consolidating in a single location became more certain.

The Result

Thanks to the persistence of everyone involved, our borrower closed on a fantastic location in a growing area of the city. The SBA loan process may seem like a maze of unconnected roads at times. But with the right team in place, it can be the best financing option for a growing company.
